Rodent Exclusion and Entry-Point Sealing

Exclusion is the right choice when rodents keep coming back. Bait stations and snap traps remove the animals present today; they do nothing about the half-inch gap under the garage door weather seal or the corroded foundation vent screen that let those animals in. If you have already thrown money at store-bought bait and heard scratching again three weeks later, the missing step was almost always mechanical — the hole is still open. Trapping-only service fits a one-time incursion, like a single field mouse that walked in behind a propped kitchen door in October. Sealing fits a pattern: droppings returning to the same cabinet, gnawed pantry boxes twice in a season, or noise overhead every night after dark. The trade-off is honest — exclusion costs more up front than a bait refill and takes longer to perform, and it is the only approach that ends the cycle rather than renting you a pause in it.

Henrico housing stock decides where we look. Lakeside, Highland Springs and the older Tuckahoe and Three Chopt streets are heavy on 1950s brick ranches over open crawlspaces, and on those homes the failures cluster low: rusted or missing vent screens, a warped crawlspace access door, mortar joints that have crumbled at the brick-to-sill line, and copper or PVC penetrations where a plumber cut wide and never patched. Newer construction in Short Pump, Wyndham, Innsbrook and much of Glen Allen fails differently — the brick is tight, but the bottom corners of garage doors leave triangular gaps, siding-to-trim joints open behind J-channel, and roof-line soffit returns near attached garages are frequently left unsealed by the framer. In Varina and Sandston, larger lots with detached garages, sheds and outbuildings near tree lines and farm edges push field mice and rats toward the main house as soon as nights cool, and properties out toward Osborne Boat Landing and the wooded parcels around Dorey Park see more pressure than tight subdivision interiors.

Timing matters here. Rodent entry in Henrico County peaks from roughly late September through December, when the first cold snap moves mice off the woodline and into any wall cavity that holds heat — which is why the calls spike right after the first frost in neighborhoods backing onto the greenbelts near Deep Run Park. Sealing done before or during that window prevents the winter population from ever establishing in your attic insulation. Work done in spring and summer is still worthwhile and often easier, because dry weather makes mortar and sealant repairs cure clean and crawlspaces are more workable.

What we will and will not promise: we tell you plainly which openings we can seal and which need a carpenter, roofer or HVAC contractor first — a rotted fascia board or a collapsed duct boot has to be rebuilt before mesh will hold. There is no annual contract required to get exclusion work done, and follow-up trapping visits, if the structure needs them, are quoted before we leave rather than added later.
